Construction Management (CM)

CM (Construction Management) in Japan is a type of construction management consulting that aims to improve quality and reduce costs by implementing cost management, schedule management, quality management, information management, and risk management at each stage of a project, including planning, design, procurement, construction, and delivery. It is a type of management that aims to improve quality and reduce costs, and to keep the project within the construction period and budget.

CM (Construction Management) is characterized by the use of expertise and know-how in the technical aspects of design and construction from the planning and design stages to the completion of the project.

Traditionally in Japan, CM services for construction projects have been carried out by the client, designer, and contractor. However, in recent years, as transparency and accountability for costs, processes, and quality have become more important, companies specializing in management services such as project management (PM) and construction management (CM) have been established to provide CM services on behalf of clients from a standpoint completely independent of designers and constructors. The number of projects in which companies specializing in management services such as PM (project management) and CM (construction management) develop CM services on behalf of the client is rapidly increasing.
