What is the construction cost of detached residences in Japan in terms of unit price per square meter?

In this issue of the “Special Report on Construction Costs per Square Meter,” we will introduce the construction costs of detached residences in Japan in 2020 by focusing on the unit price per square meter.

In general, the construction cost of detached residences varies depending on the structure of the building and the region, so we will look at construction cost levels by prefecture as well as recent trends from the viewpoint of structures as follows.Construction costs of detached residences by structure

  2. Construction costs of detached wooden residences (as condominiums)
  3. Construction costs of detached steel residences (prefabricated construction method)
  4. Construction costs for detached reinforced concrete residences
1. Construction costs of detached residences by structure

First, a look at construction costs of detached residences by structure shows that the highest unit cost per square meter was JPY 294,000 per square meter for reinforced concrete structures. This was followed by steel structures (prefabricated construction method) and steel reinforced concrete structures at JPY 276,000 per square meter and JPY 271,000 per square meter, respectively. On the other hand, for wooden structures, the cost per square meter for owner-occupied residences was JPY 185,000 per square meter and JPY 148,000 for condominiums, which is the lowest among the five types of structures discussed here. 2. Construction costs of detached wooden residences (owner-occupied residences)

(1) Okinawa had the highest unit price per square meter for detached wooden residences, followed by Nagano and Hokkaido.
Looking at the construction cost of detached wooden residences (owner-occupied residences) in 2020 shows the highest was JPY 215,000 per square meter in Okinawa, followed by JPY 202,000 per square meter in Nagano, JPY 195,000 per square meter in Hokkaido, JPY 194,000 per square meter in Okayama, and JPY 193,000 per square meter in Ishikawaand Mie. On the other hand, the lowest unit price per square meter was JPY 171,000 per square meter in Miyazaki and Wakayama, followed by JPY 172,000 per square meter in Shiga and JPY 174,000 per square meter in Osaka. One characteristic of detached wooden residences (owner-occupied residences) is that the level of construction costs in each prefecture is generally within JPY 15,000 of the national average of JPY 185,000 per square meter.

(2) The unit price per square meter is rising nationwide and is up approximately 12% over the past 9 years.
Looking at the level of construction costs for detached wooden residences (owner-occupied residences) in Japan from 2011 to 2020, we can see that there has been a continuous upward trend from 2011, when the cost was JPY 165,000, to 2020. The annual change per square meter has been from about JPY 2,000 to JPY 4,000 each year. As of 2020, the cost was JPY 185,000 per square meter, which is an increase of around 12.4% over the last 9 years. (See figure below)

(3) The unit price per square meter is generally flat in Tokyo and has a stable trend.
Looking at the construction costs for detached wooden residences (owner-occupied residences) in Tokyo shows that they have been on a generally flat trend from 2011, when the cost was JPY 187,000 per square meter, to 2020. Costs have been on a moderate upward trend since 2011, reaching their peak in 2015, when the cost was JPY 191,000 per square meter. Since then, the trend has been generally flat until 2020, when the cost was JPY 188,000 per square meter. (See figure below)

3. Construction costs of wooden detached residences (as condominiums)

(1) Kochi had the highest unit price per square meter of wooden detached residences, followed by Nagano and Nagasaki.
Looking at the construction cost of wooden detached residences (as condominiums) by prefecture in 2020, the highest was JPY 175,000 per square meter in Kochi, followed by JPY 171,000 per square meter in Nagano, JPY 170,000 per square meter in Nagasaki, and JPY 168,000 per square meter in Shimane. On the other hand, the lowest unit price per square meter was JPY 128,000 per square meter in Fukui and Ishikawa, followed by JPY 129,000 per square meter in Gunma, and JPY 130,000 per square meter in Fukushima. Furthermore, the cost in Tokyo was JPY 161,000 per square meter. (See figure below)

Construction costs for detached wooden residences (as condominiums) are around JPY 35,000 lower per square meter compared to the national average cost of wooden detached residences (owner-occupied residences).

(2) Nationwide, the unit price per square meter is on a generally flat trend.
Looking at construction costs for wooden detached residences (as condominiums) from 2011 to 2020 shows a generally flat trend from 2011, when the cost was JPY 147,000 per square meter, to 2020. A detailed look shows that there was a slight downward trend from 2011 to 2014, at which point an upward trend began and continued to 2018. In 2020, the cost was JPY 148,000 per square meter. Compared to the prices recorded in 2014, this is an increase of around 2.4%. (See figure below)

(3) Unit price per square meter in Tokyo remains flat.
Looking at construction costs for wooden detached residences (as condominiums) in Tokyo shows a generally flat trend from 2011, when the cost was JPY 162,000 per square meter, to 2020, when the cost was JPY 161,000 per square meter. There was a gentle downward trend beginning in 2011 and lasting until 2014, when the cost was JPY 156,000 per square meter. Then, costs have been on a slight upward trend until 2019 but declined slightly to JPY 161,000 per square meter in 2020. (See figure below)

4. Construction costs of detached steel residences (prefabricated construction method)

(1) The unit price per square meter for detached steel residences was high in Tokyo, Kanagawa, and Kyoto.
Looking at construction costs of detached steel residences (prefabricated construction method) in 2020, Tokyo had the highest cost at JPY 319,000 per square meter, followed by Kanagawa at JPY 317,000 per square meter, Kyoto at JPY 293,000 per square meter, Osaka at JPY 279,000 per square meter, and Aichi at JPY 277,000 per square meter. On the other hand, Iwate had the lowest unit price per square meter, at JPY 235,000 per square meter, followed by Saga and Nagasaki at JPY 237,000 per square meter and JPY 240,000 per square meter, respectively. Characteristics of detached steel residences (prefabricated construction method) include Tokyo and Kanagawa having construction costs exceeding JPY 300,000 per square meter and being significantly higher than those of other regions as well as many regions having costs that are below the national average of JPY 276,000 per square meter.

(2) Unit price for square meter has risen around 24% nationwide in 9 years.
Looking at the construction cost of detached steel residences (prefabricated construction method) shows that costs have been on a continuous upward trend from 2011, when the cost was JPY 223,000 per square meter, to 2020. Costs have been increasing around JPY 3,000 to JPY 6,000 per square meter each year, and the cost in 2020 was JPY 276,000 per square meter, indicating an increase of around 24% in 9 years. (3) Unit price per square meter in Tokyo has increased by around 22% in 9 years.
Looking at the construction cost of detached steel residences (prefabricated construction method) in Tokyo shows that costs are in line with nationwide costs, and have been on an upward trend from 2011, when the cost was JPY 262,000 per square meter, to 2020. Construction costs in Tokyo have been rising from 2011 and by 2020, the cost had increased around 22% to JPY 319,000 per square meter. (See figure below)

5. Construction costs for detached reinforced concrete residences

(1) Tokyo had the highest unit price per square meter for detached reinforced concrete residences, followed by Kanagawa, Hyogo, and Aichi.
Looking at construction costs for detached reinforced concrete residences by prefecture in 2020, Tokyo had the highest cost at JPY 416,000 per square meter, followed by Kanagawa at JPY 409,000 per square meter, Hyogo at JPY 390,000 per square meter, and Aichi at JPY 363,000 per square meter. On the other hand, Oita had the lowest cost per square meter at JPY 212,000 per square meter, followed by Miyagi at JPY 215,000 per square meter, and Okinawa at JPY 245,000 per square meter. One of the characteristics of detached reinforced concrete residences is that construction cost levels in Tokyo and Kanagawa exceeded JPY 400,000 per square meter, which is remarkably high compared to those of other regions.

(2) Unit prices per square meter are rising nationwide and are up approximately 34% in 9 years.
Looking at the level of construction costs for detached reinforced concrete residences nationwide from 2011 to 2020 shows that costs have been on a continuous upward trend from 2011, when the cost was JPY 219,000 per square meter, to 2020. In addition, construction costs in 2020 were JPY 294,000 per square meter, which is a 34.4% increase since 2011. (See figure below)

(3) Unit price per square meter declines in Tokyo.
Construction costs for detached reinforced concrete residences fell from JPY 294,000 per square meter in 2011 to JPY 285,000 per square meter in 2012. They then rose significantly by 2017, when the cost was JPY 414,000 per square meter. This is an increase of around 41% in 5 years since costs bottomed out in 2012. After costs fell to JPY 391,000 per square meter in 2018, they rose to JPY 430,000 per square meter in 2019 before falling once again to JPY 416,000 per square meter in 2020. (See figure below)

It is worth mentioning that acquiring construction costs using statistical data introduced in this column is suitable for grasping construction cost trends in a large market covering cities or the entire country, but is not as suitable for projects that are highly individualized or require high accuracy.
