What is the construction cost of factories in Japan in terms of unit price per square meter?
In the previous issue of the “Special Report on Construction Costs per Square Meter,” we introduced cases involving office buildings. This article will introduce factories and their construction costs in Japan in 2020 based on the unit price per square meter.
The construction cost per square meter for factories by structure was around JPY 212,000 per square meter for steel structures.
First, a look at the construction cost of factories nationwide by structure shows that the cost per square meter for reinforced concrete structures was exceptionally high at JPY 394,000 per square meter, followed by steel structures and steel reinforced concrete structures at JPY 212,000 per square meter and JPY 205,000 per square meter, respectively. On the other hand, the unit price per square meter for wood structures was the lowest among the four types of structures discussed here, at JPY 133,000 per square meter. (See figure below)

In the figure above, the average unit price per square meter for all structures was JPY 213,000 per square meter, which is very close to the cost for steel structures. This is probably due to the fact that about 95% of factory buildings in Japan are constructed as steel structures. (See figure below)

The highest unit price per square meter for factories by prefecture was in Shimane, followed by Fukushima.
Looking at construction costs of factories by prefecture in 2020, Shimane had the highest cost at JPY 366,000 per square meter, followed by Fukushima at JPY 337,000 per square meter, Tokyo at JPY 322,000 per square meter, and Kanagawa at JPY 315,000 per square meter. On the other hand, Tottori had the lowest unit price per square meter at JPY 141,000, followed by Saga and Miyazaki, at JPY 147,000 and JPY 150,000, respectively. (See figure below)

(1) What is the trend of factory construction costs in Tokyo?
Looking at the level of factory construction costs in Tokyo from 2011 to 2020, we can see an upward trend from JPY 168,000 per square meter in 2011, when it bottomed out, to JPY 234,000 per square meter in 2014. After that, it rose significantly to JPY 310,000 per square meter in 2016, but fell to JPY 260,000 in 2017. Then, after rising to JPY 343,000 in 2018, it fell to JPY 297,000 in 2019 before rising again to JPY 322,000 in 2020. (See figure below)

(2) What is the trend in factory construction costs nationwide?
Looking at factory construction costs nationwide from 2011 to 2020, we can see that they bottomed out at JPY 129,000 per square meter in 2011, remained generally flat until 2013, and then began an upward trend in 2014, rising to a level of JPY 181,000 per square meter in 2015. After that, there was a slight decline in 2016, but the price rose again in 2017, reaching JPY 212,000 per square meter in 2020. (See figure below)

It is worth mentioning that acquiring construction costs using statistical data introduced in this column is suitable for grasping construction cost trends in a large market covering cities or the entire country, but is not as suitable for projects that are highly individualized or require high accuracy.
