What is the construction cost of warehouses in Japan in terms of unit price per square meter?
In the previous issue of the “Special Report on Construction Costs per Square Meter,” we introduced cases involving factories. This article will introduce warehouses and their construction costs in Japan in 2020 based on the unit price per square meter.
The construction cost per square meter for warehouses by structure was around JPY 131,000 per square meter for steel structures.
Looking at the construction cost of warehouses in Japan by structure, the highest was JPY 139,000 per square meter for steel-reinforced concrete structures, followed by reinforced concrete structures at JPY 136,000 per square meter. For steel structures, the cost was JPY 131,000 per square meter, and for wood structures, the cost was the lowest at JPY 110,000 per square meter. (See figure below)

In the figure above, the average unit price per square meter of all structures is JPY 132,000 per square meter, which is very close to that of steel structures, which cost JPY 131,000 per square meter. This is probably due to the fact that about 70% of warehouses in Japan are constructed as steel structures. (See figure below)

The highest unit price per square meter for warehouses by prefecture was in Tokushima, followed by Nara.
Looking at construction costs for warehouses in 2020 by prefecture shows that Tokushima had the highest costs at JPY 190,000 per square meter, followed by Nara at JPY 171,000 per square meter, and Akita, Hokkaido, and Okinawa at JPY 169,000 per square meter. On the other hand, the lowest unit price per square meter was JPY 86,000 in Saga, followed by Okayama at JPY 94,000, and Yamaguchi at JPY 99,000. Construction costs in Tokyo were JPY 152,000 per square meter. (See figure below)

Warehouse construction costs in Tokyo are rising, while the nationwide upward trend is ongoing.
(1) Warehouse construction costs in Tokyo are beginning to rise.
Looking at the level of construction costs for warehouses in Tokyo from 2011 to 2020, we can see that they have been on an upward trend since 2012, when they bottomed out at JPY 111,000 per square meter and rose significantly to JPY 175,000 per square meter in 2015. It then dropped slightly to JPY 161,000 per square meter in 2016 but rose again to JPY 167,000 per square meter in 2017. From there, it fell for two consecutive years to JPY 162,000 in 2018 and JPY 150,000 per square meter in 2019, but rose slightly to JPY 152,000 per square meter in 2020. (See chart below)

(2) Construction costs for warehouses in Japan are continuing to rise.
Similarly, looking at construction costs for warehouses nationwide shows the cost bottoming out at JPY 85,000 per square meter in 2012 and rising significantly to JPY 118,000 per square meter in 2015. It then dropped to JPY 109,000 per square meter in 2016 but has been on an upward trend for four consecutive years since then, increasing from JPY 114,000 per square meter in 2017 to JPY 131,000 per square meter in 2020. It is worth mentioning that acquiring construction costs using statistical data introduced in this column is suitable for grasping construction cost trends in a large market covering cities or the entire country, but is not as suitable for projects that are highly individualized or require high accuracy.
