What is the construction cost of welfare and nursing care facilities in Japan in terms of unit price per square meter?
In the previous issue of the “Special Report on Construction Costs per Square Meter,” we introduced cases involving hospitals. This article will introduce welfare and nursing care facilities and their construction costs in Japan in 2020 based on the unit price per square meter.
The unit cost per square meter for welfare and nursing care facilities by structure was around JPY 273,000 per square meter for steel structures.
Looking at the construction cost of welfare and nursing care facilities in Japan by structure, steel reinforced concrete structures had exceptionally high costs at JPY 490,000 per square meter, followed by reinforced concrete structures and steel structures, at JPY 294,000 per square meter and JPY 273,000 per square meter, respectively. On the other hand, wood structures had the lowest cost at JPY 208,000 per square meter. (See figure below)

In the figure above, the average unit price per square meter for all structures is JPY 262,000, which is between the JPY 273,000 per square meter recorded by steel structures and JPY 208,000 per square meter recorded by wood structures. This is probably due to the fact that over 70% of the welfare and nursing care facilities in Japan are constructed as steel or wood structures. (See figure below)

The highest unit price per square meter for welfare and nursing care facilities by prefectures was in Tokyo, followed by Akita and Yamaguchi.
Looking at construction costs of welfare and nursing care facilities in 2020 by prefecture shows that Tokyo had the highest costs at JPY 336,000 per square meter, followed by Akita and Yamaguchi at JPY 326,000 per square meter and JPY 322,000 per square meter, respectively. On the other hand, the lowest unit price per square meter was JPY 157,000 in Kagawa, followed by Tokushima at JPY 207,000 per square meter and Shizuoka at JPY 217,000 per square meter. (See figure below)

Construction costs for welfare and nursing care facilities in Tokyo and nationwide are on a continuous upward trend.
(1) Construction costs for welfare and nursing care facilities in Tokyo continue to rise for 7 consecutive years.
Looking at the level of construction costs for welfare and nursing care facilities in Tokyo until 2020, shows that they have increased from JPY 218,000 per square meter in 2013 when they bottomed out, to JPY 279,000 per square meter in 2014. They have since been on an upward trend, reaching JPY 332,000 per square meter in 2019 and JPY 336,000 per square meter in 2020, indicating an increase for 7 consecutive years since 2013. (See figure below)

(2) Construction costs for welfare and nursing care facilities nationwide continue to rise for 9 consecutive years.
Similarly, construction costs for welfare and nursing care facilities nationwide are rising for the 9th consecutive year. In 2011, construction costs were JPY 179,000 per square meter. In 2014 they were JPY 211,000 per square meter, and by 2019, costs have risen to JPY 268,000 per square meter. Finally, in 2020, costs rose to JPY 273,000 per square meter, which marks the 9th consecutive year that costs have increased. (See figure below)

It is worth mentioning that acquiring construction costs using statistical data introduced in this column is suitable for grasping construction cost trends in a large market covering cities or the entire country, but is not as suitable for projects that are highly individualized or require high accuracy.
